March is here and so is March Madness! No, we don’t mean the basketball tournament, we mean the frenzy that is the Spring listing season here in the Northeast. Are you ready to sell your home? Today we’re answering some of the frequently asked questions we get from sellers.
Do I need to do anything before I put my house on the market?
In short, no. However, there are small updates that your agent may suggest before going live on the market. These updates and improvements may lead to a higher sales price and a quicker sale.
How do I know what my home is worth?
Our agents are well versed in the market - they understand that limited inventory is causing home prices to remain higher than they ever have been. They will use this knowledge, and their local experience, to produce a comparative market analysis for your property - providing you with their suggested listing price for your home.
Do I have to be there for showings?
You do not need to be present for showings. In fact, we recommend that you are not present for showings. Having the sellers present can make the viewing uncomfortable for the buyers, and we want them to feel relaxed and able to envision themselves living in your home.
How long will it take to sell my home?
This is a popular question and the answer will vary for each property. Two major factors impact the sale of your home - the current market and the listing price. Right now, the market is still favoring sellers due to limited inventory which could lead to a quick sale.
Can I sell my house on my own?
Yes, you can. However, our agents sell homes every day. They have local market knowledge and experience that may help you troubleshoot issues that could arise during your sale. Additionally, according to the National Association of Realtors (NAR), properties for sale by owners (FSBO) “typically sell for less than the selling price of other homes; FSBO homes sold at a median of $225,000 last year, significantly lower than the median of agent assisted homes at $345,000.”
How do I hire an agent?
Finding the right sales associate to sell your home is very important! We recommend scheduling an interview with two or three agents in your area. You can then ask them about their experience and market knowledge, selling strategy, marketing plan and more. You can then take that information to determine the best agent to represent your home. Once you’ve found an agent to work with you will enter into a listing agreement, which the agent will guide you through.
